Oceanview Tower (Sand City)

PROJECT DESCRIPTION

Since 1987, the City of Sand City in the Monterey Peninsula has been considered as a strong redevelopment area continuing its ongoing process of revitalization of the City. During this process, development allowances were reduced to make public parks and open spaces a preferred land use along the coast. This caused an inappropriate density adjustment of 0.88 Acres/permanent resident. This rezone was inappropriate to the long-term self sustainability of the City. One of the interesting results of the revitalization process, according to the City of Sand City, is that Sand City "is quite likely the national leader in the Live-Work movement by percentage of population, rather than number of units." On this direction Sand City is challenging projects to "emulate architectural and site plan design features made famous by the neotraditional neighborhood planning of Seaside, Florida".
